HARP (Home Affordable Refinance Program) is helping homeowners refinance their mortgages

Until March of this year, many homeowners that were not behind on their mortgage payments had been unable to get traditional refinancing to take advantage of historically low interest rates because the value of their home had declined.  Thanks to Making Home Affordable’s new refinance program – Home Affordable Refinance Program (HARP) – homeowners who are upside down on their houses, but still paying their mortgages on time, could find a more affordable, more stable mortgage.

HARP refinance loans require a loan application and underwriting process, and refinance fees will apply, but lowering your interest rate to today’s low rates could save you tens of thousands over the life of your refinanced loan.

Lone Star Elementary & 3 Other Schools in Sanger Unified Named 2012 California State Distinguished Schools

Exciting news for SUSD! Four Sanger elementary schools have been named 2012 California State Distinguished Schools. Fairmont, Jackson, Lone Star and Quail Lake Environmental Charter School were among the 387 exemplary California public elementary schools that were today named Distinguished Schools for their innovative education programs that encourage students to learn and help close the achievement gap. All but one of the State Distinguished Schools in Fresno County are in the Sanger and Clovis school districts. Congrats to all of our teachers, students, and staff who have worked hard for this recognition of achievement!

February is African American History Month – Many local organizations pay tribute

February is National African American History month, which celebrates the contributions that African Americans have made to American history in their struggles for freedom and equality and deepens our understanding of our Nation’s history.

But did you know that this commemoration has roots dating back to 1926?

Dr. Carter G. Woodson launched Negro History Week in 1926 and he chose the second week of February between the birthdays of Frederick Douglass and Abraham Lincoln, two key figures in the history of African Americans.

Known for writing the contributions of black Americans into the national spotlight, Dr. Woodson received a Ph.D at Harvard University and founded the Association for the Study of Afro-American Life and History in 1915, then founded the Journal of Negro History in 1916.

In 1975, President Ford issued a message on the observance of Black History week urging all Americans to “recognize the important contribution made to our nation’s life and culture by black citizens.” In 1976 this commemoration of black history in the United States was expanded by ASALH to Black History Month, also known as African American History Month, and President Ford issued the first message on the observance of Black History Month that year. In subsequent years, Presidents Carter and Reagan continued to issue Messages honoring African American History Month. Since 1996, Presidents have issued annual proclamations for National African American History Month.

On a local level, many organizations celebrate this National observance with events and opportunities to learn about African American culture and history. The first upcoming event is this week and others will be featured in future blog posts.

In 1961, segregation seemed to have an overwhelming grip on American society. Many states violently enforced the policy, while the federal government, under the Kennedy administration, remained indifferent, preoccupied with matters abroad. That is, until an integrated band of college students-many of whom were the first in their families to attend a university-decided, en mass, to risk everything and buy a ticket on a Greyhound bus bound for the Deep South. They called themselves the Freedom Riders, and they managed to bring the president and the entire American public face to face with the challenge of correcting civil-rights inequities that plagued the nation. 120 minutes. Happy Chinese New Year! 2012 – Year of the Dragon

Gong Xi Fa Ca! means “wishing you prosperity” in Mandarin and is the traditional Chinese New Year greeting. Monday, January 23, 2012 at midnight marks the first day of the Chinese New Year and is the most important of Chinese holidays, celebrated by over 1.3 billion people in China and by millions of ethnic Chinese around the world. The celebration lasts for 15 days and culminates with the Lantern Festival. Each year is associated with one of twelve animals in the Chinese zodiac. For 2012, it’s the Year of the Dragon.

Freeze Warning Expected for Next Couple Nights – Protect Your Pipes

A Freeze warning is expected for the next couple nights. Granville Homes would like to remind you to take extra measures to prevent frost damage from occurring to your home this season. Frozen water pipes and sprinkler valves can create leaks and unnecessary damage to your home so follow these simple steps to keep your home safeguarded this winter.

There are two types of products available to insulate your exterior pipes. They come in the form of foam sticks or fiberglass wrapping tape. Either method will work fine just remember that these products are not UV stable and will need to be replaced at annually.  All parts are readily available at your local home
improvement center.

Take steps to minimize frozen pipes this winter:

Method #1:
Pipe Wrap Insulation
Pipe Wrap Insulation 3” wide 1” thick – made by Thermwell Frost King.
Wrap insulation around exposed pipe, cut off excess insulation, and secure with
pipe wrap tape.

Method #2
1” Foam Tubular Pipe Insulation
1” Foam tubular pipe insulation- 6‘ length – cut to fit.
Cut foam pipe insulation to correct length, wrap around pipe, and secure with
tape.

If you cannot make it to the home improvement store today, you can wrap a large towel around your pipes. Take care to ensure the entire pipe is covered with several layers of material. You may need to add duct tape to secure the towel in place. This method is only a temporary fix and we recommend you utilize method #1 or #2 above for a long-term solution.

It Just Got Easier for Existing Homeowners to Refinance their Mortgages!

New Government Mortgage Refinancing Program Announced

On Monday, January 10, 2012 the Federal Housing Finance Agency (FHFA) unveiled a new, revamped government mortgage refinancing program.

According to an article by First American Home Buyers Protection, the initiative involves a series of rule changes to the Home Affordable Refinance Program (HARP) to allow more underwater homeowners to reduce their mortgage debt by taking advantage of today’s rock-bottom interest rates.

Mortgages backed by Fannie Mae and Freddie Mac, and originally sold to the GSEs on or before May 31, 2009 are eligible for the program.

Under the revised HARP guidelines, the 125 percent loan-to-value (LTV) ceiling has been eliminated. Previously, only borrowers who owed up to 25 percent more than their home was worth could participate in HARP. That limitation has now been removed. The program will continue to be available to borrowers with LTV ratios above 80 percent.

The new program enhancements address several other key aspects of HARP that industry participants say have restricted its impact, including eliminating certain risk-based fees for borrowers who refinance into shorter-term mortgages and lowering fees for other borrowers, as well as allowing mortgage insurers to automatically transfer coverage from the original loan to the new loan.
